◆ Concrete and driveways · Boerne and the Texas Hill Country

The driveway
tells on you.

You can keep a house immaculate and still have the first thing anyone sees be a grey slab with a black stripe down the middle. Oil, rust and organic staining lifted out of the concrete, evenly, across the whole pour.

◆ What we clean

Flatwork,
done evenly.

Concrete is porous. That is the whole problem and the whole solution. Everything that lands on a driveway soaks in rather than sitting on top, which is why a garden hose accomplishes nothing and why the stain is usually deeper than it looks.

It is also why technique matters more than horsepower. A narrow wand held close will absolutely remove the stain, and it will also etch the surface where it passed and leave you with permanent zebra striping. We use a surface cleaner that distributes pressure evenly across the slab, so what you get is one consistent finish rather than a record of where the wand went.

01

Driveways

The big one, and the one the neighbors see. Oil drip lines, tire marks and the dark organic film that creeps in from the edges.

02

Patios

Grill grease, planter rings and the mildew that settles anywhere shaded. Cleaned right up to the house without blasting the mortar.

03

Walkways

Front paths and side gates, where algae makes concrete genuinely slippery after rain. This one is a safety job as much as a looks job.

04

Pool decks

Sunscreen, leaf tannin and the greasy film around the coping, handled without driving debris and chemicals into the pool.

◆ What moves the price

Priced by
the slab.

There is no flat square foot rate here, because a lightly dusty patio and a driveway with a decade of oil in it are not the same work. Four things decide the number.

Send an address or a photo and we will come back with a firm number, free. Booked alongside a window cleaning visit it is one trip instead of two, and priced accordingly. Rust and deep set oil are called out before we start, never added to the invoice afterwards.

◆ Common questions

Concrete
questions.

What does concrete cleaning cost?+
It is priced by the slab rather than by a flat rate, because a stained two car driveway and a clean pool deck of the same size are not the same job. Send us the address or a photo and we will come back with a firm number. The estimate is free.
Will it damage the concrete?+
Not the way we do it. Concrete is porous, and a narrow high pressure wand held too close will cut into the surface and leave permanent stripes. We run a surface cleaner that spreads the pressure evenly across the slab, which is what gives you a consistent finish instead of a striped one.
Can you get oil stains out?+
Usually, though honesty matters more than optimism here. Fresh oil comes up well. Oil that has been soaking into the slab for years has migrated deep into the pores and may lighten dramatically rather than vanish. We will tell you which one you have before we start, not after.
What about rust from the sprinklers?+
Rust from well water and fertilizer is a different chemistry than dirt and needs a dedicated treatment. It is very often fully removable. Mention it when you book so we bring the right product out with us.
Do you do this and the windows in one visit?+
Yes, and it is the cheaper way to buy both. If we are already at the house it is one trip instead of two, and we would rather price it that way than have you book two separate appointments.
How long before I can park on it?+
Once it is dry, which in Hill Country summer is usually under an hour. There is no curing or sealing period unless you have asked us to seal it.

Tell us the town and roughly the size of the driveway or patio. A photo helps more than a description, and it usually saves us both a site visit.
